Why Right On Call Is the Best Option for a Property Management Company in Ontario
By Right On Call ·
We think Right On Call is the best option for an Ontario property management company because the calls that cost you the most come after 5, when the office line goes to voicemail and a ceiling keeps leaking. It answers as your company, sorts a ceiling leak from a lease question, captures the building, unit and what is happening, and texts your on-call contact. It leaves rent, applications and lease terms to your office. Two things to know first: no property management company has been billed on Right On Call yet, and tenant logging and work orders in AppFolio, Buildium or Propertyware are scoped per account, not built in. This is our case as one of the vendors, not an independent ranking.
It catches the calls after the office closes
The office line rings out after 5, on weekends, in move-in week and on storm nights when roofs and windows fail across a portfolio at the same time. Right On Call picks up whenever the office line rings out and after hours, so the tenant with water coming through a bathroom ceiling reaches someone instead of a mailbox. English and French are both live, and the receptionist continues in French when the tenant starts in French.
It separates a leak from a lease question
Water leaking into a unit or through a ceiling, no heat in cold weather, and lockouts if your rules treat them as urgent go to the on-call phone now. Appliance problems, non-urgent repairs, parking and move-in questions wait for the office, and rent, lease and application questions are passed to it. You set the rules. A gas smell, smoke or a burning smell gets a fixed safety message and a flag for an immediate callback from a person.
It captures what your on-call contact needs
The text to your on-call contact carries the building, the unit and the tenant’s name, what is happening and whether water is spreading, and a callback number. A photo or short video is requested by text when a visit is booked, and it is forwarded to the on-call phone. The tenant is told someone will call back shortly. The receptionist does not promise a repair date: the timeline is your team’s call.
It stays out of the lease
It does not approve or deny an application, quote rent or discuss lease terms, and it has no access to lease documents, financial accounts or screening results. Tenancy questions go to your office. How your own after-hours process should treat them is a question for your counsel, not for us or for the receptionist.
What is built in and what is scoped
Answering, triage, the on-call text and the human handoff are part of the standard setup. Tenant maintenance logging and work orders in a property system are a different matter. AppFolio, Buildium, and Propertyware are scoped per account and quoted before we start: one adapter is included on the Managed plan and a build beyond that is priced separately. Until one is built, the record lives in your dashboard and in the on-call text, not in your property system.
Essential is $199 CAD a month with 200 minutes included and $699 CAD setup, then $0.70 CAD a minute billed to the second, plus HST. Managed is $449 CAD a month with $1,299 CAD setup and includes one extra language and one adapter.
What is proven and what is not
Proven: the appliance line it runs on today, which uses the same triage, on-call texting and photo request a property setup would. Not proven: a property management company on live calls. We have no property results to quote, and the cost figures on our property page are planning numbers. Before your line goes live we write your urgent list with you and run test calls on a private line.
When we are not the pick
In Canada we serve Ontario only, and we are done-for-you rather than self-serve. If you need every tenant call logged straight into a property system from day one, or a person on every call, a staffed service or a system built for your software fits better. AI receptionist vs answering service sets out the split.
Ask any vendor, us included, to take a call about water coming through a ceiling at 11 PM and show you what your on-call contact received. The free missed-call audit uses your own call log to show how many tenant calls rang out last month.
