For residential and commercial property managers

Overnight, a ceiling leak and a lease question need different answers.

Right On Call answers when the office line rings out or after hours, texts your on-call contact about anything urgent, and passes lease and rent questions to the office. Routine requests book against your calendar. Unit-level logging and work orders in your property software are scoped during setup.

AIThanks for calling Harborview Property Management, this is Cosmo. How can I help?
CallerHi, I'm a tenant at 88 Riverside, Unit 4B. My kitchen sink is leaking pretty badly.
AIGot it, that sounds urgent. Is water actively pooling on the floor right now?
CallerYes, there's already a small puddle under the cabinet.

The few calls that cannot wait come after 5

Most tenant calls can sit until the morning: a parking question, a slow drain, a key for the new roommate. A few cannot. Water through a ceiling, no heat in February, or a gas smell tend to arrive after the office closes, and each hour on voicemail adds to the repair. The job at night is to find those few, get them to whoever is on call, and leave the rest for the office.

How it works

What happens to a tenant call after hours

01

Answers as your office

With your company name, whenever the office line rings out and all night. A tenant who starts in French gets French.

02

Sorts the urgent from the routine

A leaking ceiling goes to your on-call contact by text right away. A lease question is passed to the office.

03

Captures what your on-call contact needs

Address and unit, what is happening, whether water is spreading, and a callback number, read back before the call ends.

04

Books routine visits

Non-urgent requests book against your live calendar. Work orders in AppFolio, Buildium, or Propertyware are built on request during setup.

What's included

  • Urgent vs. routine triage on every tenant call
  • Leaks, no heat & lockouts texted to your on-call contact
  • Routine requests booked against your calendar
  • Tenant logging, lead qualification & work orders scoped per portfolio

Pricing is the same across every industry we serve. See pricing.

By trade

The urgent calls, the questions it asks, and what it won't do, written for each trade.

What it won't do

  • Approve or deny an application, or quote rent or a lease term.
  • Access lease documents, financial accounts, or tenant screening results.
  • Promise a specific repair date. It flags urgency and texts your on-call contact; the timeline is your team’s call.
  • Dispatch a vendor outside the property or unit you configured.

Frequently asked questions

Can it handle both tenant maintenance calls and new buyer or renter leads?

Tenant calls, yes: it triages urgency and texts your on-call contact today. Qualifying buyer or renter leads (budget, timeline, property interest) is built on request during setup, so tell us early if that matters to you.

What counts as an emergency for a rental property?

We build your emergency list with you (typically no heat, active leaks, lockouts, and safety issues); anything else is logged and routed to your regular maintenance queue.

Does it integrate with our property management software?

Not out of the box. AppFolio, Buildium, and Propertyware work orders are built on request during setup, and one system is included on the Managed plan. Until then, urgent calls go to your on-call contact by text and routine requests book against your calendar.

Can it work across multiple properties or units?

Yes. The script and emergency rules are written around your portfolio, from one building to several. Several public phone numbers on one account is the Enterprise plan.

What about after-hours liability?

An unanswered emergency call is a liability risk as much as a lost tenant. After hours, the call is answered, anything urgent is texted to your on-call contact right away, and the call shows up in your dashboard with the time and a transcript.
